Is it too late to sell your home and get top dollar for it? The straightforward answer is no. It's not too late. The biggest reason I say that is because we're still operating in an environment where we have a very low inventory of homes for sale. There are more homes for sale than there have been in the past relative to how many are selling, but it's not a dramatic increase. 

As a homeowner, if you're getting ready to sell your home, one of the big factors is how much competition you have. Today that competition in most areas and most price ranges is still relatively low, which means you have a real competitive advantage. Now, to be clear, buyer demand has slowed a bit, but it is hanging in there. This is not a crash, and the market bubble is not going to burst.

Buyer demand always slows a bit this time of year, and we've definitely seen that happen. It was probably a combination of increased interest rates and the seasonal change, and there are still a lot of buyers out there looking for homes.

A lot of it depends on the price range. How do you know if your home's in one of those price ranges where the activity is really hot? The best way to find out is for us to do a market analysis for you. Most people think a market analysis is just about the price, but while a true, well-done market value analysis does determine what your home is likely to sell for, it also addresses the competition—how many homes are currently for sale, and how quickly they are selling.

The future of the real estate market is a bit unknown. It depends on who you listen to and what article you read. The national predictors are a little bit more on the negative side. Things happening on the east or west coast don't always affect us that much, so we may be just settling in for more of a normal market. 

I believe that if you're considering selling your home, now is better than later because that opportunity to get top dollar is more certain now. It's definitely not too late to get top dollar. In fact, if you're looking to buy and sell, now may be easier as well. The buyer demand has calmed some, so it might be a bit easier to actually sell your home and go buy that new, upgraded, bigger home.
