Our market is slowing down, which is fantastic news for buyers. 


Now is the perfect time to purchase a home. I know—how can I say that while interest rates are increasing? The truth is that our market shift has created new opportunities for buyers that we haven’t seen in a long time. Let me explain. 

Have you tried to purchase a home in the last two years? If so, you were probably frustrated by the lightning-fast pace of the market. Homes would sell in a matter of days with 30 offers. Understandably, many buyers didn’t want to deal with this and left the market.

“Now, buyers have more options.”

At this time, things have calmed down. Our market isn’t crashing, but it is cooling. This is great news for buyers for a couple of reasons. First, prices will continue to rise. Our market is slowing down, but supply is still low. Prices will keep climbing as long as demand outpaces supply. If you buy now, you don’t have to worry about your home immediately falling in value. 

Another reason why it’s a great time to buy is that you have more options. Inventory is low, but it’s higher than it has been in a long time. It’s also unlikely that you’ll have to offer way over the list price for a decent home. Offering over the list price has been the norm for over two years, but it looks like that might be changing. You might even be able to ask your seller for some concessions. 

Home warranties and inspections are coming back as well. For a while, it was common practice to waive your inspection and pay for your own warranty. Now, sellers don’t have the luxury of demanding that you waive your inspection. You might even be able to ask for some repairs.
