Today I’ll share five strategies that will help homebuyers navigate the market and secure the home they’re after:

2. Get fully pre-approved. Don’t wait until you’ve found the home of your dreams to scramble for loan approval; in this market, that home will almost certainly be gone by the time you do get approved. 3. Expand the areas you’re looking in. 4. Utilize the appraisal gap. In case the home you’re looking to buy doesn’t appraise for the seller’s asking price, include a clause in your offer that states you’re willing to pay a certain amount of money to cover the gap. Appraisal gaps are a very important aspect of negotiating offers in today’s market.

5. Be ready to move fast. If you find a home that matches your criteria, you need to schedule a showing the first day it hits the market. You can’t afford to wait in this market—some homes are selling within just a day.
