There are a lot of things to consider when you're buying a home.



Today, I'm going to give you three tips on making that process successful for you. There are a lot of moving pieces, a lot of things to consider when you're buying a home. Today I want to tackle three things that I think are super important to ensure that you're successful in your journey to buying a new home. 





The first one is getting pre-approved for a mortgage. Now, I know that seems pretty obvious to most people. You hear it a lot, but here's really where I think you need to consider a few factors here. One, you got to get pre-approved so you know where you stand, how much your interest rate's going to be, what the closing costs will be.


That's a no-brainer, we know that. But what I really want to challenge you to think about is making sure you're getting pre-approved by a high quality mortgage lender. And by that I mean someone that's experienced in the business knows how to get from, you bought a home, you got an under contract to closing, getting the loan finished all the way to the finish line, but also a mortgage lender that asks good questions, that really tries to understand your situation. That provides you some different options in mortgage lending, different products, different types of mortgages. So it's more than just get pre-approved. It's get pre-approved by someone who's really good at doing home loans.

Number two is get a good real estate agent. there are plenty of agents out there. They're all in varying degrees of skillset and experience. And so what I want you to think about finding an agent that again, ask good questions, seeks to understand what you're trying to accomplish, seeks to understand what your current situation is and why it's important for you to change it, what you're trying to change about it, those types of things.

They also need to be dialed in and helping you find new listings when they come on the market right away because the market dynamic still is one of the nice homes hitting the market are selling quickly. So when you're looking for those new listings, you want a partner that's also looking, you're going to be looking for sure as the home buyer, but the agent should definitely be watching daily and sometimes multiple times a day for those new listings that hit the market that match what you're looking for.


They're also looking for opportunities inside the market. Opportunities being things like properties that come back on the market for some reason. Sometimes it's just buyer changed their mind, buyer couldn't get financing. Maybe it was a problem with a home inspection, maybe not. But there's opportunities where there's properties coming back on the market. And the other big one is homes with price reductions. Over the course of the last three years or so, we have seen very few of those, but we're starting to see more of them. 


Now. They're not dominant in the market, but there are those there and those can be opportunities perhaps to get a little better deal on something. You need to make sure you have an agent that's watching out for those opportunities for you and is really doing a good job of understanding your needs, what you're trying to accomplish and that sort of thing, and then the third thing is you got to make sure you write a smart offer. A smart offer to me means that it's an offer with terms that match the situation. For instance, a brand new listing just came on the market. It's probably not a place where you're going to have a lot of leverage to negotiate the price. So you need to make sure that the price matches the situation in that case versus a home that's been on the market for 67 days.



There's probably much more of a negotiating opportunity there.That initial offer, you might have that back and forth a few times. So it's always a challenge and every situation is different, I would say. But making sure that you write a smart offer, making sure that perhaps your offer matches what the seller needs in closing an occupancy, and you get a little bit of price negotiation because you're offering 'em what they wanted on one side in the terms of closing an occupancy and that gets you a little better price maybe, or a variety of things like that. But making sure in conjunction with the agent, the good agent that you found, that you're writing a smart offer. So those are my three things today about making sure your journey in buying a home is a successful one.
